Where should a buyer or a seller start?
Buyers start with the buyer consultation and sellers with the seller consultation. Both take about an hour, cost nothing, and end with a written summary rather than a signature.
What do the consultations cost?
Consultations and the home-value review carry no charge. Tours and relocation planning are quoted by request, and commission is only discussed once you have decided to list.
What should a seller prepare before the first visit?
The deed or title, dates of any major work, permits if you have them, and a list of what you would fix if money were no object. The last one is usually the most useful.
Is the home-value review the same as an appraisal?
No. It is an agent’s written opinion of value drawn from comparable sales. A lender will require a licensed appraisal, which is ordered separately and paid for separately.
Can I ask to work with a particular agent?
Yes. Name them in the enquiry. Where both sides of a sale are ours, buyer and seller are represented by different agents in the office.
Does this website create a reservation?
No. The form sends an enquiry. Consultations, viewings and tours are confirmed by reply, with the address and the time set out in writing.
How are appointments changed or cancelled?
Call the office or use the contact form. Viewings usually depend on an occupied home, so as much notice as you can manage is appreciated.
