“Every viewing was attended by the same person, and she knew which window had been replaced and which had not. That came out of the walk she did before the photographs, and it answered two buyers who had clearly been told nothing at all at the last three houses they saw. The fee was the one printed on the site and it did not move when the house went over the asking price.”

Photography and floor plan

“The floor plan was measured, not estimated. Two rooms came out smaller than the old one said and I would rather know. Every room was photographed from the doorway in daylight rather than with a lens that makes a box look like a hall, and the files came to me afterwards with nothing attached to them, which meant I could use them when I let the house myself.”

“The fee on the page was the fee on the invoice. Nothing moved when the price went up. I was buying from four states away and every house was written up the same day it was seen, including the two I was told not to bother with. The one I did offer on had a report that mentioned the damp at the back before the survey found it.”

“I had let the place for six years without a written inventory and had lost a deposit argument because of it. This time the keys went over against a dated set of photographs of every room, and the rent was set against four lettings on the same block rather than against what I hoped for. The referencing came back before the tenancy was offered, not after.”

Valuation and market appraisal

“The valuation came with the four sales it was built on and a paragraph saying why two of them were not really comparable. The figure was lower than the one I had been given by an agency that wanted the instruction, and it turned out to be the right one. I paid the same hundred and eighty dollars I would have paid if I had listed with them, which is the point of charging for it.”

He had read the listing and walked the house first, asked the three things I had written down and two I had not thought of, and sent the note the same evening.
